DMCI sees strong demand for upscale Makati condo

MANILA, Philippines — DMCI Homes, the property development arm of DMCI Holdings, expects stronger sales for its new upscale condominium project in Makati following the completion of the 37-story building’s structural framework.

DMCI held yesterday a topping-off ceremony of Fortis Residences, the second development under DMCI Homes Exclusive, the company’s premium brand tailored for the upscale segment.

“We’re very proud of this project. I think once this is finished, people will appreciate the kind of effort that the whole team has put together and I think the market will appreciate that,” DMCI Holdings chairman Isidro Consunji said.

DMCI Homes vice president for project development Dennis Yap said that Fortis Residences, which has a project cost of around P10 billion and was launched in 2022, has a total of 576 units, 14 percent of which has been sold to date.

“We expect this to be sold out pretty much soon after we completed some of the areas,” Yap said.

With Fortis Residences reaching its full height, DMCI Homes president Alfredo Austria said construction work would now shift to masonry and finishing in preparation for the scheduled start of unit turnover in December 2027.

“We are proud to see another DMCI Homes development taking shape in the Makati skyline. Fortis Residences reflects DMCI Homes’ consistent approach to quality – rooted in DMCI’s renowned engineering excellence,” Austria said.

The project, with units to be sold at an average of P250,000 per square meter, will cater to the upscale segment, which DMCI Homes sees as having high potential.

Fortis Residences is the second development under the DMCI Homes Exclusive after Oak Harbor Residences in Asiaworld City, Parañaque.

Consunji said the company would be launching its third development under the DMCI Homes Exclusive brand by early next year.

The project will be called One South Drive in Baguio City, a low-density condominium development.
